The directory is open to any Australian buyer's agent. It is not a comparison of the whole market, and it does not list every agent working in Australia. Where an agent appears, and how high, depends in part on whether they pay for a plan.

We are not a buyer's agent and we do not act for you. Choosing an agent is your decision. Meet them, ask for references, check their licence yourself, and read what they are asking you to sign.

The verified mark on a profile means one thing: the person behind it completed an identity check and proved who they are with a government-issued document.

It does not mean we have checked their licence, their qualifications, their insurance or their work, and it is not a statement that they are good at the job or right for you.

Separately from that mark, we review agents who join, and that review can include a call with them, a search of the ASIC register and a search of the state regulator's register. It is a record we keep. It is not what puts the mark on the profile, we do not re-run it on a schedule, and a licence can lapse after we look at it.

Reviews are the opinions of the people who wrote them. Publishing a review is not us agreeing with it, and a rating is not a recommendation.

Sales history, property attributes, suburb statistics and estimated values are licensed from Cotality (formerly CoreLogic) and from the state authorities Cotality sources from. We publish them as supplied. We do not audit them, and their own terms - including the warranties their suppliers give and do not give - are in our Cotality data terms.

An estimated value is not a valuation. It is produced by a model from past sales and property attributes, without anyone inspecting the property. Do not use it as a valuation for a lender, a court, a settlement or the tax office. Get a valuation from a registered valuer where the number matters.

A suburb statistic describes a group of past sales, not the property you are looking at, and past sales do not tell you what a property will sell for or be worth later.

BuyersagentsOS drafts emails, notes and summaries. It proposes; the agent decides. Nothing it writes is sent or filed until a person does it, and every draft is the sender's to check.

AI drafting gets things wrong, including facts that look right. Nothing it produces is legal, financial, tax or property advice, and nothing it produces has been reviewed by us.

The platform sends a document to the people who need to sign it and records who signed and when. That is all it does.

We do not check that the document is the right one for the state or the transaction, that the person who signed is who the email address says they are, or that the result is validly executed. Whether a signed document does what you intend it to do is a legal question about your document, and we are not answering it.

The platform runs identity and screening checks and keeps the records of them. A result is a record of what a check returned on the day it ran. It is not a decision about whether to take a client on, and it is not legal advice. A check that comes back clear does not mean there is nothing to find.

In the words an agent agrees to when they switch the module on:

• Your business is the reporting entity and remains responsible for meeting its obligations under Australia's AML/CTF laws.
• BuyersagentsOS does not act as your AML/CTF compliance officer, maintain your AML/CTF program, or make regulatory reports to AUSTRAC on your behalf.

Nothing on this platform is legal, financial, tax, credit or property advice, and nothing on it is a recommendation to buy, sell or bid on anything. It is information and tools. Get your own advice from someone licensed to give it before you act on any of it.

To the extent the law allows, we are not liable for loss or damage arising from your use of the platform, from anything an agent or a client does, or from an error, omission or delay in information that came from someone else.

Nothing here excludes, restricts or modifies any right or remedy you have under the Australian Consumer Law. Where a guarantee under that law applies and cannot be excluded, and the law allows us to limit what we do about it, our liability is limited to supplying the service again or paying the cost of having it supplied again.
